How your home gets built

You make three decisions: the lot, the home, and how it’s built. We handle the permits, production, subcontractors, and scheduling, at the price and on the timeline in your contract. That keeps Villa Park consistent and keeps construction off your plate.

    Lot, home, construction method

    You

    You pick the lot, the home design, and the construction method, plus the finish level: exterior finished, structure only, or turnkey.

    Meet the architect

    Together

    Want to change the floor plan? We’ll work it out with the architect and update the plan.

  4. 04

    Cost estimate

    Developer

    We give you a written cost estimate for your home, construction method, and finish level, with standard or premium finishes.

Contract

From the deposit to the land registry.

  1. 05

    Preliminary contract and deposit

    Together

    The preliminary contract locks in the lot, the home design, the construction method, the finishes, the estimated price, and the deadline for the final contract. You pay a deposit (foglaló) when you sign.

  2. 06

    Manufacturer’s quote, final price

    Developer

    Based on the preliminary contract, we get a firm quote from the manufacturer, negotiate pricing with the subcontractors, and lock in the final price and the construction schedule.

  3. 07

    Purchase agreement

    Attorney

    An attorney drafts it with retention of title. After your first installment, your claim is noted on the lot at the Veszprém County land registry (széljegy), which gives your rights priority.

Build

From permit to keys, in your name.

    Permit in your name

    Developer

    The architect files the plans on your behalf through ÉTDR, Hungary’s online building permit system.

  2. 09

    Construction in stages

    Developer

    We build at the contract price and on the contract timeline. We’ll update you as each stage wraps up, and payments follow the construction stages.

  3. 10

    Move-in

    Together

    When the house is done, we apply for the certificate of occupancy and deliver it at the finish level you ordered. The property is recorded in your name after the final installment.

Choose how finished you want it

Want to do the interior work yourself? You can take the house exterior finished or as a structure only. Most buyers go turnkey. What’s included at the structure-only level varies by construction method, so we’ll pin it down once you’ve picked one.

A heat pump heats and cools each home: the same unit heats in winter and cools in summer. There’s no gas service in Villa Park, so there’s no gas meter and no gas standing charge either. The structure goes up in four to five days, and the exterior is done within three months of signing the contract and making the down payment. Your contract sets the deadline for your home.

Finishes

Brand-name finishes, picked from samples

The turnkey price covers the brands in the standard line. You pick tile colors and bathroom fixtures from samples, at no extra cost. The premium line is available on request, under a separate agreement.
